After my Divorce I had my un-completed Dream Home on the market with another Realtor for two (2) years, the property consisted of four canal-front lots of which the house sat only on two. I give the listing to Charlie and within six months he had an offer for the property, he made the deal to purchase simple: 1-Purchase agreement for the house on two lots and 2-a first right of refusal one year agreement on the other two lots. I always tell Charlie he is too honest and concern about his clients budgets and expenses to be a Real Estate Broker. Stop with the presentations, charts, Competitive Market analyst, budgets and cost spread sheets. If a seller want to sell their property, sell it, if a buyer want to purchase a property, sell it, collect your commission and move on. Not Charlie, If you are a Seller, he have to do a Competitive Market analyst to show you why you can’t get the price you are asking or show you why your selling price is too low or advise you on the problems with your home which will course it not to sell. If you are a buyer, her have to show you why the area you selected is not a good area for your investment growth or if you are buying commercial or investment property, he have to generate an income and expense budget to show you why it is a good or bad investment. But when it comes to putting together a good deal for you, he is the BEST. (He negotiated and got 5 commercial acres for me under 0K where one acre was selling for 0K) I don’t trust my real estate transactions to no other Broker other than Charlie. (I don’t leave home or the office without him). He is responsive, professional, honest, and realistic. He is hands on yet not overbearing and is completely versed in the current market situation.
